It does not matter if you are buying your first piece of real estate property or your last; buyers find the search a title company performs is an invaluable service that helps buyers avoid purchasing problem properties. When a title company conducts a search of the title of a property, the results usually show the property is free and clear to be sold and has no title problems. Occasionally, however, a title search will reveal that a property is not owned by the person who has put it up for sale or it will be found that there are other problems with the way the property is held. Frequently it means that the way the names are shown on the deed could be incorrect or maybe the government has put a lien on the property due to unpaid property taxes or unpaid income taxes.
